Island Lakes at Coco Bay

If new construction and a great deal is something you are after, Lennar is building two gated communities in Englewood with a total of 575 homes.  There are eventually plans to connect the two, but for now they are called Island Lakes at Coco Bay and Palm Lakes at Coco Bay.  Island Lakes has an entrance on Placida Road.  It is about 12 miles from Boca Grande, close to Lemon Bay High School, a marina and one of my favorite spots the Lighthouse Grill at Stump Pass, and 7 Miles from downtown Englewood or Englewood Beach.  This is Charlotte County zip code 34224.  The HOA dues are reasonable, and they are breaking ground on the amenity center which will have a pool, pickleball courts, club house with gym and some covered outdoor space.  There will also be a park for kids.  There is a CDD here.  The homes are going up quickly as Lennar is building them as “quick move-ins”.  It is also pet friendly with some limitations per HOA.

You will find impact glass windows and doors on all the homes, and the homes are completely tiled floors throughout.  Quartz counters and white cabinetry a washer and dryer included.  They are building the homes with a mix of asphalt shingle roofs, some with tile roofs.  There are single family homes and two and three bedroom attached side by side villas with two car garages.  Some homes are on lakes/ponds and others have preserve views. The amenity center will be on the Island Lakes side.  The Palm Lakes side has an entrance on Winchester.  There are  two and three bedroom attached villas aka duplexes plus some larger “executive homes” on this side.  This community stayed high and dry during the hurricanes of 2024!
